Materials and options
Why seal
Asphalt dries out in the sun and water seeps into the cracks. Seal coating replaces the binder the sun baked out and keeps water from getting under the base. Without it, the asphalt turns gray, then brittle, then cracks open and the base washes out underneath.
When to seal
Spring and fall are the right seasons in Middle Tennessee. The temperature range lets the coat flow and cure. We will tell you if it is too hot or too cold for the job, because a coat applied in the wrong weather peels instead of bonding.

Seal coat sits on top. We fill the cracks first so water stops working under the surface and the coat holds longer. Skipping the crack fill is why most seal coats fail early, and we do not skip it.
Long rural driveways
We handle long rural driveways with our own tank and spray rig, not just short city aprons. A long drive in Sumner or Macon County is a different job than a 20 foot suburban apron, and we bring the equipment for it.
What to expect on the day
We clean, fill cracks, and coat in one visit. You stay off the drive until the coat cures, usually 24 to 48 hours depending on the weather. We tell you the exact time and we rope off the drive so nobody drives through wet seal coat.
